What is the Maidstone Borough Local Plan?

Local plans must be consistent with national policy but the adopted local plan also takes on board local planning issues that are important to Maidstone.

The Maidstone Borough Local Plan provides a framework for development until 2031. It plans for homes, jobs, shopping, leisure and the environment, and plans for infrastructure to support these.

The policies within the plan will be used to make planning decisions.

We formally adopted our adopted Local Plan on 25 October 2017.

Alongside the Maidstone Borough Local Plan is the Local Plan Policies Map. Take a look at the Local Plan Policies Map to search the Local Plan policies that apply in your area.

A guide on how to use the Local Plan Policies Map can be found here.

Please note, we are aware of the spinning discs on the policies map and are working to rectify this. It will not affect the display of the policies map.

Community Infrastructure Levy

We formally approved our Community Infrastructure Levy Charging Schedule on 25 October 2017. It was implemented on Monday 1 October 2018. You can view it on our Community Infrastructure Levy page.

Infrastructure Delivery Plan

The Infrastructure Delivery Plan 2021 (IDP) accompanies the Maidstone Borough Local Plan. The IDP identifies the infrastructure schemes considered necessary to support the development proposed in the Local Plan, outlines how and when these will be delivered. The IDP is a “living document”, subject to regular review and therefore will build upon the emerging Local Plan Review.

The Community Infrastructure Levy (CIL) is a planning charge, introduced by the Planning Act 2008which came into force on 6 April 2010 through the CIL Regulations 2010. It's a tool we can use to help fund new infrastructure to support the development of the borough. Most new development which creates net additional floor space of 100 square metres or more, or creates a new dwelling, is potentially liable for the levy.

You can see the consultation documents and the comments received on our Planning Consultation Portal.

2014 Preliminary Draft
